The process of finding, analyzing, negotiating and moving into a new property can be daunting, time-consuming and extremely expensive. 

It is critical for clients to work with experienced tenant representation professionals who understand the complexities of the entire process, and are able to efficiently guide the client through it.

OUR PROJECT PROCESS DELIVERS SUPERIOR RESULTS.

We follow a disciplined, precise process to manage the entire tenant representation project. Essentially, there are three primary phases – collection of data, development of the strategic real estate plan, and plan implementation.

PHASE ONE: COLLECTION OF DATA
The initial phase involves a meeting, or series of meetings, with the client’s senior management and facilities team to review and evaluate needs for both the short and long term. This primary information is then supplemented with pertinent data from the Welsh tenant representation team and the Welsh market research team. Our strong presence in the market allows us to easily obtain additional secondary market information that will affect the client’s real estate decisions.

PHASE TWO: DEVELOPING THE STRATEGIC REAL ESTATE PLAN
The planning phase involves a careful examination of all the issues that could affect the client’s real estate needs. After careful analysis, Welsh develops a strategic real estate plan that includes a situation analysis featuring property needs criteria, economic projections, and a well-defined list of project objectives and strategies. The plan also lists project tactics that incorporate identification of a project team, and a recommended timetable.

PHASE THREE: PROJECT IMPLEMENTATION
Identification of Property Options. Upon client approval of the strategic real estate plan, we begin implementation. Based on the plan’s specific criteria and objectives, we work with our research team to survey and identify appropriate property options. From those results, we use our knowledge of the market to narrow the list to a realistic number of strong candidates.

We then visit and inspect the acceptable properties, compare them to our objectives and criteria, and develop a final description of options for presentation to the client.

Qualifying Property Options. After a final list of choices is confirmed, Welsh will create a Request for Proposal, giving the selected properties a format for responding to questions covering every topic from economic to legal. 

When the RFPs are returned, we prepare a tenant lease analysis including technical property data, a financial analysis, property information checklists and, most importantly, a subjective comparison of the selected properties. Welsh Companies then assists the client in identifying the most suitable property.

Lease Negotiations. For many clients, the most intimidating aspect of the process is the negotiation of a lease. Welsh will guide the client through establishment of terms and conditions for an offer, negotiate the lease, and see it through to final signatures.

Supervision of Construction & Move-in. Welsh can coordinate every aspect of your relocation, from space planning and construction, to furnishing and equipping your new property. We can also manage the actual move itself. Finally, we will assist the client with disposition of existing real estate, from evaluating options to finalizing and implementing a solution.
